ACTS REAL ESTATE


ACTS REAL ESTATE: The acts and contracts disposition or taxes on real property, must be held by public deed itself and in general those for which the law requires this solemnity, as the formation of companies.

PUBLIC WRITING: The instrument contains statements in legal acts issued with the notary, with the requirements of the law and incorporated into the protocol. The process of its further comprises receiving, extension, granting and authorization. ART. 13 Decree 960 of 1970.

IN RELATION TO THE PARTIES OF CONTRACT


Identity cards of buyer and seller, if they are natural persons.

REQUIREMENTS:


Minuta provided by the creditor to the debtor.

Credit approval letter, if it is open and unlimited amount.

Legal representation of the creditor and the debtor if they are legal persons. (The minutes of the meeting of partners or shareholders, if necessary).

Peace and current valuation except for properties located in Bogota, D.C.

Receipt of payment of property taxes for the current year.

For property located outside Bogota, Peace and except the property tax department for the granting and recovery year.

If shared second mortgage must append the letter by which the entity for which first mortgage authorizes the second mortgage and the amount thereof is constituted is constituted.

If social housing must necessarily be notarized authorization.

Deed by which acquired the mortgagee.

If it comes to mortgage undetermined amount must be provided credit approval letter signed by the creditor for purposes of liquidating the notary fees
